Should I Get a Mold Inspection When I’m Buying a House?

If you are planning to buy a house, consider inspecting it for potential issues it might have and which could escape the naked eye. Mold may be one of the problems for a building that is on sale.

It’s highly recommended to get a mold inspection before signing the contract. Whether the seller is leaving out the mold part or failing to tell you about it, or even if the mold growth is yet undetected, you cannot take any risks that later might become a hefty cleaning bill.


How mold gets into your home
Mold is a type of fungus that grows through multi cellular expansion and has a rapid spreading rate. There are numerous forms of mold that could appear in your house. While not all of them are toxic, their presence represents a major risk for your health.

The worst type of mold to find in your home is generally known as "black mold," with the official name of Stachybotrys chartarum. It appears in buildings that integrate materials rich in cellulose in their construction. They can also appear in houses that have been water-damaged and left that way for a long period. This form of mold causes pulmonary hemorrhage in both humans and animals that leads to death.

The most common types of mold are not fatal, but they can cause respiratory problems and skin conditions. They appear when the humidity in your home exceeds 60% for a prolonged period. They can infect areas where water infiltration is most likely to happen, such as around the plumbing system and at the joining points of the construction.

Since it is often difficult or time-consuming to test a home for mold before buying it, you should opt for a mold inspection. Choose a third party that is unbiased and licensed to do this job for you can produce specific results on the levels of humidity, moisture and eventually mold in the house you are about to purchase.

Testing for mold
Mold testing is beneficial for both home buyers and sellers. It saves both from the potential trouble in terms of health, finances, and credibility. Whether you are selling or buying a home it is ideal to ask for a mold inspection from a professional company that offers these services.

The mold inspection results can determine you as a seller to postpone the sale until you remove the fungus, or at least be able to include it in the disclosure form that reaches the buyer. If you are buying a house, getting a mold inspection done can show you the current damage and the level of infection to determine the necessary cleaning or remediation costs.

Depending on the results that you receive from the mold inspector, you can buy the house as it is if it has minor mold issues, but lower your offer. Additionally, you can ask the seller to clean it before proceeding with the negotiations. A clean inspection can relieve you from the worry of having to deal with potential health problems or spending more money to get rid of the fungus.


Assessing the mold inspection
Since both sellers and buyers look to check for mold in the home they are about to buy or sell, the business of mold inspection is currently on the rise. More and more companies are looking to do business in this opportunity, which unfortunately has led to some scams performed by the least well-intended of them.

One of the most common tricks that homeowners or potential buyers can fall victim to results in hefty bills for products that they do not even require. Usually, individuals that pose as mold inspectors check your home for mold and find a severe form of fungus.

They will then recommend that this type of mold needs special treatment with specific products that you can only buy from them. Once you buy into their remediation plan, they provide you with cheap cleaning products before disappearing into thin air.

To avoid falling victim to this kind of scam, you must make sure that you always work with licensed professionals who can provide you with genuine mold inspection services. Upon selecting a mold inspector, make sure to check for their:
• License
• Experience
• Reputation
• User reviews

Additionally, you should be present at the time of the inspection and focus on the inspector’s work methods. If something does not seem right to you, return with another licensed mold inspector and perform a counter-test before investing in any fungus cleaning solutions if necessary.


What to do if you bought a house with mold. 
If you did not get a mold inspection before buying a house, and you subsequently find mold in your home, you could sue the former owner for not disclosing it in the sale. You will eventually need to hire a mold inspector that can evaluate the age of the fungus infection in your home, and use his report in court.

How to Prevent Mold in Your House

Preventing mold from festering in your home is an effective way of maintaining air quality and reducing the risk of respiratory diseases for your family. This type of fungus appears anywhere there is excessive humidity.

It can easily grow on plumbing installations, walls, floor and any areas that retain dampness excessively. Follow the following tips by cfmoldinspect.com on how to control the level of moisture in your house and how to avoid its spreading.


Determine possible causes of mold
The first step in preventing mold is identifying which areas in your home are more prone to developing this fungus. Rooms that lack proper ventilation or walls that are covered with too much vegetation are often the first places in a house to fall victim to mold.

It could be that you have a bathroom with no window where the ventilation system struggles to expel the moisture after you take a shower. Additionally, your basement may likely experience excessive moisture or become flooded, and your attic could accumulate water from a leak in the roof. Your best solution is to perform periodic check-ups and find if you have areas prone to mold anywhere in your home. Remove the moisture

You should ensure that you clean any spill or pool of standing water as soon as they occur.


Increase ventilation
Once you have removed the wet materials from the room, it is best to increase ventilation to enhance the drying process and prevent mold from settling in. You could use AC units and dehumidifiers to help reduce moisture. Install them in the kitchen, the bathroom or if there is a room where you dry out your clothes. For improved performance, you can even use an exhaust fan.


Use anti-mold solutions
If you often have to deal with mold infections in your home, you might want to look deeper into the problem. The house in which you live may contain materials that attract moisture. If this is the case, your best choice is to renovate your home by installing moisture-resistant drywall, preferably from gypsum covered in fiberglass. This material does not contain any paper, thus it is highly unlikely to attract or develop mold.


Keep an eye on the infected area
After identifying the source of the mold and removing it, you should continue to keep an eye on the infected area. This fungus spreads through minuscule pores that can escape the cleaning process and create a new colony in just a few days. Make a habit out of inspecting the formerly infected place to prevent the mold from resurfacing.


Improve air circulation
One of the key elements in mold prevention is the quality of air circulation. In the cold season, mold tends to appear in rooms that are poorly ventilated. Stale air creates the perfect conditions for fungus to develop, so make sure that you open the windows and let in fresh air whenever you get the chance. Additionally, ensure that you leave the doors open at least a few hours every day to allow the air to circulate throughout your home.


Dry wet clothes outside
If you do not have a drier, you should always dry wet clothes outside in open air. However, if the weather does not allow it, you must allow the clothes to dry off in a well-ventilated room. You will need to leave the windows wide open. The water that is in the damp clothes evaporates, and without a source of fresh air to disperse into, it will go straight into the walls and enable mold to form there.


Clean the outside of your house
After dealing with the potential sources of fungus in your home, you can go an extra step in mold prevention by cleaning the outside of your house. It is quite often that vegetation that grows too close to the walls retain humidity that later transfers to the interior and creates the perfect conditions for mold to appear.

Removing the vegetation around the house may not be enough to prevent mold. You should also clean the gutters from debris and leaves as well as fixing any cracks that they develop. By maintaining the proximity of your home clean and moisture-free you have a good chance of avoiding mold from appearing and spreading to the interior.

Exciting 2019 Higher Loan Limits Now Available for FHA & Conventional Loans

2019 is going to bring exciting new opportunities for homebuyers looking to take advantage of an FHA or Conventional loan as the new loan limited have been increased on both Fannie Mae (www.fanniemae.com) and Freddie Macs' (www.freddiemac.com) “conforming” loan products. Here are the new limits:

For Fannie Mae and Freddie Macs' Conventional Loan Product, the new loan limit is $484,350, which is an increase from $453,100. Now, for any Conventional loan that is over the loan limit of $484,350, it will be considered a non-conforming or “jumbo” loan and will not qualify.

Great news for Veterans. This change also means that VA (Veterans Administration) loans are now available to veterans and active-duty service members up to purchase prices of $484,350 with no down payment requirement. There is no loan limit for VA loans but, if the purchase price is over $484,350, the borrower will have to make a down payment of at least 25% of the difference between the purchase price and $484,350. Example: a $550,000 purchase price would require a down payment of only $16,413, which is calculated as 25% of the difference between $550,000 & $484,350.

In regards to FHA loans, they will be capped at 65% of the above-noted conforming limit, so the FHA limit will now be $314,827 in most areas. This is an increase from $294,515. Assuming a buyer makes only the 3.5% minimum down payment, this would make the maximum purchase price $326,245…however, a borrower can obtain an FHA loan for any home. The loan amount is just capped at $314,827. Example: a borrower had a foreclosure 4 years ago and wants to buy a $500,000 home. FHA only requires a 3-year waiting period after a foreclosure, whereas Fannie Mae/Freddie Mac guidelines require a 7-year wait. This borrower would qualify for an FHA loan on the $500,000 home but he/she would need to make a down payment of $185,173 since the loan amount is capped at $314,827.
